Start with reliable identifiers
A postal address or estate advertisement may not identify the registered unit accurately. Provide parcel, block, independent-unit or title information if lawfully held. Current records and historical transfers answer different questions. State whether the purpose is a purchase, inheritance, dispute or document use abroad.
Understand the limits of the record
Registry information does not necessarily establish physical condition, market value or every planning issue. Access may require a legal interest and suitable authority. A lawyer cannot promise unrestricted access to another person’s complete property holdings. The report should identify the date, scope and any unanswered enquiry.
Access is an entitlement, not a promise
Court files, civil records, banking information and land registry information are governed by different access rules. A lawyer’s professional status does not provide unrestricted access to every record. Some applications require a power of attorney, a party connection, heirship evidence or a court decision. If a document cannot legally be supplied, the answer should say so and explain any lawful alternative rather than imply an official connection.
Keep sensitive material out of the first enquiry
A short description, record type, country of use and deadline are usually enough to identify a starting point. Do not send passwords, e-Devlet credentials, complete banking details, identity numbers or a full criminal file through the open enquiry form. Once scope and authority are agreed, a suitable document-exchange method can be established. Name differences across passports, marriage records and judgments should be disclosed because they can affect acceptance.
