Identify the property and the authority

Use accurate property identifiers and confirm who owns the interest to be sold. Decide whether authority is limited by property, price, time or other conditions. Powers to sign, transfer, receive money or appoint another representative should be considered individually. A broad instrument can have consequences beyond the immediate sale.

Confirm the foreign instrument before completion

Property instruments issued abroad can have specific form, photograph, authentication and translation requirements. The official guidance and receiving land registry should be checked for the actual instrument. Coordinate payment separately and verify account details through a trusted channel. Do not send signing authority to an unverified intermediary.

Consular and local notarial routes

A Turkish consular mission may provide a notarial route for eligible applicants and transactions. Appointment, identity, language and supporting-document requirements must be checked with that mission. A local notary abroad may be another route, but the instrument must still meet the Turkish recipient’s requirements. Property transactions can require a particular form and photograph. Foreign corporate representation may require a distinct authority chain and should not be assumed to follow the individual route.

Sending, limiting and revoking authority

Have the draft and a clear scan reviewed before sending an original. Confirm the receiving address directly, use traceable delivery where appropriate and retain a full copy. Revocation involves more than deleting a digital copy or sending an informal message; the representative and relevant institutions may need effective notice. An expiry date or scope limitation should be deliberate. A power of attorney does not itself settle the lawyer’s fee or create permission to act outside the agreed engagement.
